North Texas Isn’t As “Affordable” As It Used To Be

For the longest time, North Texas was known as the place where you could still get a beautiful home without completely losing your mind over the price tag. People moved here for more space, great communities, job opportunities, and honestly just a better overall quality of life.

But things have changed. Fast.

Home prices across North Texas have climbed like crazy over the last several years, and even though the market has cooled down from the insanity we saw a few years ago, affordability is still one of the biggest struggles buyers are facing right now.

And it’s not just the price of the house anymore.

Interest rates changed everything. Taxes are higher. Insurance costs are up. Monthly payments look completely different than they did even two or three years ago.

So while some people are waiting around hoping prices crash, what buyers are really feeling is payment shock.

That’s the part nobody talks about enough.

I’m seeing more buyers having to adjust expectations, rethink locations, or decide between getting everything they want versus staying comfortable financially. And honestly? That’s not a bad thing. It’s just the reality of today’s market.

The definition of a “starter home” has shifted too.

Areas that people once thought were “too far out” are now becoming some of the hottest places to buy because buyers are chasing affordability wherever they can still find it. Communities north of Dallas continue growing rapidly because people still want the North Texas lifestyle… they just need it at a price point that makes sense.

At the same time, builders are changing what they’re building. We’re seeing more townhomes, smaller lots, and higher density communities because creating affordable single family homes has become much harder than it used to be.

But here’s the thing.

Even with affordability challenges, there are still opportunities for buyers who have a solid strategy.

This market rewards preparation.

The buyers winning right now are the ones who:

• Understand their numbers early
• Work closely with a good lender
• Stay flexible on certain wish list items
• Explore builder incentives and rate buydowns
• Look at long term value instead of just purchase price

And thankfully, buyers have more negotiating power today than they’ve had in years. We’re not seeing the same chaos where people are throwing offers at houses within five minutes of hitting the market while emotionally spiraling in a Target parking lot.

The market has normalized in many ways.

North Texas is still an incredible place to live. People are continuing to move here because the economy is strong, jobs are here, and the growth isn’t slowing down anytime soon.

But affordability today looks very different than it did five or ten years ago.

That’s why having the right guidance and a smart plan matters more now than trying to perfectly “time” the market.

Because the truth is… nobody has a crystal ball. If they say they do, they probably also sell magic supplements on Facebook.
