I’m Kathleen Joy Borunda, a fifth generation Texan with deep roots, a sharp eye for detail, and absolutely no interest in making real estate more complicated than it needs to be.

Before real estate, I spent years in the corporate tech world, including helping keep things moving behind the scenes at a Fortune 500 company. That experience sharpened my skills in problem solving, organization, data, and staying calm when things get interesting. All of which come in pretty handy in real estate.

I also spent years working in new construction, giving me an inside look at how builders operate, where buyers need to pay attention, and what upgrades are actually worth the money. I know the questions to ask, the details to watch, and I’m not afraid to speak up when something doesn’t make sense.

Today, I help buyers and sellers throughout North Texas make smart, confident moves. Whether you’re buying your first home, building from the ground up, looking for acreage, or getting ready to sell, I keep the process organized, protect your interests, negotiate like I mean it, and make sure nothing important slips through the cracks.

My style is simple. I’ll tell you what I think, explain the why, give you the information you need, and skip the sales fluff. I believe you can be professional without being stuffy, strategic without making everything complicated, and serious about your money while still having a little fun along the way.

Real estate isn’t my only entrepreneurial adventure. My husband, Adrian, and I also built Cigars & Guns, a Texas lifestyle brand centered around premium cigars, firearms, great events, and bringing good people together. It’s a completely different world from real estate, but it speaks to the same part of me that loves building relationships, creating experiences, and doing business with a little personality.

When I’m not talking houses or dreaming up the next Cigars & Guns idea, you’ll usually find me road tripping with Adrian, spending time with our two grown kids, spoiling our three dogs beyond all reasonable limits, searching for great Texas barbecue, or convincing myself that one more pair of cowboy boots is a perfectly responsible purchase.

Texas is home. People matter. And I genuinely love helping someone go from “we’re thinking about it” to “we got the keys.”
